Anti-Money Laundering Regulations
Anti-Money Laundering (AML) Compliance
Fields Living: Committed to Transparency, Integrity, and Regulatory Compliance
At Fields Living, we are committed to conducting all aspects of our business with integrity, accountability, and full compliance with UK anti-money laundering legislation, including the Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017 (“the Regulations”), as amended by subsequent legislation such as the Economic Crime (Transparency and Enforcement) Act 2022.
As a UK estate agency registered with HMRC for AML supervision, we are legally required to undertake Customer Due Diligence (CDD) and Know Your Customer (KYC) checks for all clients — including buyers, sellers, landlords, tenants, and beneficial owners — before entering into a business relationship or carrying out property transactions.
Why We Collect Client Verification
These checks are essential in preventing money laundering, terrorist financing, fraud, and the use of UK property for criminal activity. They enable us to ensure that every transaction is secure, legitimate, and compliant with our legal obligations.
Who We Check
Under current AML rules, we must verify the identity of:
Sellers and Buyers
Landlords and Tenants (for tenancies with a monthly rent equivalent of €10,000 or more)
Beneficial owners of companies, trusts, or overseas entities
Anyone acting on behalf of another party in a property transaction (e.g. attorneys, executors)
