At Fields Living, we are committed to conducting all aspects of our business with integrity, accountability, and full compliance with UK anti-money laundering legislation, including the Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017 (“the Regulations”), as amended by subsequent legislation such as the Economic Crime (Transparency and Enforcement) Act 2022.

As a UK estate agency registered with HMRC for AML supervision, we are legally required to undertake Customer Due Diligence (CDD) and Know Your Customer (KYC) checks for all clients — including buyers, sellers, landlords, tenants, and beneficial owners — before entering into a business relationship or carrying out property transactions.

Why We Collect Client Verification

These checks are essential in preventing money laundering, terrorist financing, fraud, and the use of UK property for criminal activity. They enable us to ensure that every transaction is secure, legitimate, and compliant with our legal obligations.

Who We Check

Under current AML rules, we must verify the identity of:

  • Sellers and Buyers

  • Landlords and Tenants (for tenancies with a monthly rent equivalent of €10,000 or more)

  • Beneficial owners of companies, trusts, or overseas entities

  • Anyone acting on behalf of another party in a property transaction (e.g. attorneys, executors)

What We Require

In line with regulatory requirements, we will ask you to provide certain documents depending on your status:

Proof of Identity (any one of the following):

  • Valid Passport

  • UK or EEA Driver’s Licence

  • National ID Card

Proof of Residential Address (dated within the last 3 months):

  • Bank or Building Society Statement

  • Utility Bill (Gas, Water, Electricity)

  • Council Tax Bill

  • HMRC or DWP-issued correspondence

For Limited Companies:

  • Certificate of Incorporation

  • Articles of Association

  • ID and address documents for all Directors and shareholders (25%+ holding)

  • Recent Companies House extract

For Trusts:

  • Trust Deed

  • Names and verification for all trustees, settlors, and beneficiaries

  • A written declaration of beneficial ownership

For Probate Sales:

  • Grant of Probate

  • Will or Death Certificate

  • ID for executor(s)

For Overseas Entities:

In accordance with the Economic Crime (Transparency and Enforcement) Act 2022, overseas entities wishing to buy, sell, or let UK property must be registered on the UK’s Register of Overseas Entities (held by Companies House) and provide verified beneficial ownership details.

Your Data & Privacy

All information provided to us will be handled in accordance with the UK GDPR and the Data Protection Act 2018. Your data will be processed securely and confidentially, and only used for compliance with AML legislation. Fields Living does not share your personal data unless required by law or regulatory bodies.
